Window Restoration

Cleaning removes what's sitting on the glass. Restoration removes what's bonded to it. Sprinkler overspray, hard water, construction overspray, and years of mineral deposits chemically attach to the glass surface, and no amount of normal washing takes them off. Restoration uses mineral dissolvers and controlled abrasion to strip that layer, then seals the glass so it doesn't come back as fast.

Sprinklers are the number one culprit — a head that clips the side of the house sprays your windows several times a week, and every cycle leaves calcium, magnesium, and silica behind when it evaporates. Hard tap water, evaporative coolers, pools, and water features do the same thing. Across the Salt Lake Valley it is the single most common glass complaint we get.

Most can, especially if they've been caught in the first few years. Deposits sitting on the surface come off completely. The exception is etching — when minerals have been left long enough to eat into the glass itself, the damage is physical, not a deposit, and no cleaner reaches it. Etched glass can sometimes be polished back to clarity; badly etched glass needs replacement. We'll tell you which one you have at the estimate, before you pay for anything.

It shouldn't — but only because we check your glass first and tell you if it isn't a candidate. Restoration uses a mineral remover, and a polish on tougher stains. On plain glass that works well. Some glass is different: certain energy-efficient, tinted, and reflective windows carry a surface coating, and so does any window that already has film on it. The same steps can take that coating off, and it doesn't come back. So we don't guess — before we quote restoration, your crew identifies the glass and tests a small spot where nobody looks. If it's coated, we tell you, and we don't restore it.

What window warranties typically exclude is damage — razor blades, sanding, harsh or acidic cleaners, improper washing. So the risk isn't restoration, it's restoration done wrong. Keep your warranty paperwork, and if you're not sure what it says, show your crew before we start. If your manufacturer asks for something specific, we'll follow it.

Fix the water hitting the glass. Adjust or re-aim any sprinkler head that reaches a window — that one change solves the majority of cases. Then keep the glass on a regular cleaning schedule so anything that does land gets removed before it bonds. Yes, it costs more — it's slower, more technical work, and it's priced by the pane rather than by the house. A typical residential restoration runs a few hours; heavy commercial glass or a whole house of badly stained windows may need more than one visit.
